General regulations for all building security guards department staff

  1. You must ensure at all times the security and safety of the building, its tenants, guests and staff and the surrounding areas.

  2. You must at all times act to detect and prevent crimes and accidents and damage or loss to life and property.  

  3. You must at all times prevent damage to the valuable assets within the building.

  4. You must at all times report and record incidents appropriately and take the necessary follow up action to resolve the matter.

  5. You are not allowed to change your shift without the express consent of the Shift Supervisor or Security Manager. If you need to change your shift or arrange time off, you must complete the appropriate form and submit it to the Security Manager for approval.

  6. You must not at any time while on duty sleep, take alcoholic drinks or illegal substances or act in an improper manner.

  7. At no time are you allowed to be under the influence of alcohol or illegal substances whilst on duty.

  8. You must not go off duty until you have handed over your position to the next shift.

  9. You must remain calm in the event of an emergency.

  10. You must ensure that only those authorized, and guests shall enter onto the Development.

  11. You must act at all times in a professional manner.

  12. At all times you must maintain a professional appearance, standing or sitting with straight posture and not relaxing at your post.

  13. Each security guard will require the following degree of training: Basic foreign language training; Basic surveillance; Self defense training; First aid; Use of surveillance equipment; Emergency fire training.

  14. To investigate and take appropriate lawful action against any apparent property disturbance, abuse, or disorderly conduct, and to immediately advise the Security Manager and Property Manager of same.

  15. Security guards will arrest and detain on the building those whom the security guards have good reason to suspect of committing offenses of dishonesty, disorderly behavior, assault, or other criminal activity on the Development, and to notify the Property Manager and Director and police or other relevant authorities of such activity.

  16. In case of emergency such as accident, fire or injury, guards will contact the relevant emergency services and perform basic first aid and fire fighting if necessary. Also in the event of such emergency, guards will keep the site as it is, secure and protect the building premises.

  17. To search and detain as necessary vehicles and persons on the building whom the security guards have good reasons to suspect have been involved in any theft, or assisted in the theft or unlawful removal of any property from the Development.

  18. At such times as it is permitted under prevailing laws and regulations of the Socialist Republic of Vietnam, to carry, and be trained in the use of, weapons for self-defense.

  19. At all times to ensure that any security action taken will involve only those levels of force reasonably required under the circumstances.

  20. You are expected to be punctual at all times. You must be present 15 minutes prior to your shift starting for hand over from the previous shift.

  21. All clients, colleagues and superiors must be treated with respect.

  22. No Smoking is allowed whilst you are on duty. Smoking is allowed during your break times in the appropriate rest areas, never within the Development.

  23. Your uniform must at all times be clean, well pressed and in perfect condition to reflect the standard of the building.

  24. You must at all times be clean-shaven and your hair must be neat and clean.

  25. Your shoes must be black business shoes and must at all times be clean and polished, not worn down. No casual shoes are permitted.

  26. At all times whilst on duty you must wear your ID badge in a prominent position, on your left side chest area.

  27. At all times whilst on duty in the lobby you must wear your uniform hat.

  28. At all times you must follow the directions of the Security Manager, Property Manager and Director willingly and without discussion.

  29. You must not engage in private conversations with other staff whilst on duty.

  30. You must not attempt to engage tenants or guests in private conversations.

  31. You must keep your work area clean and tidy at all times.

  32. Do not allow anybody to take photographs within the Development at any time without the Director’s or Property Managers approval.

  33. You must be fully aware of all building emergency and evacuation procedures. 

  34. You must at all times co-operate with other departments to ensure the smooth and efficient running of the building.

  35. You must take all care to ensure that the equipment supplied to you is not damaged or lost. Any loss or damage to working equipment caused by your negligence must be repaired or replaced at your cost. No equipment (walkie-talkies, rubber batons) are allowed to be taken outside the Development.

  36. Any lost property found within the Development must be immediately handed to the Shift Supervisor or Security Manager.
